HelloParks Maglód

 

HelloParks Maglód megapark covers 46 hectares in the industrial zone of Budapest’s eastern agglomeration, near the M0, M4 and M5 motorways and Ferenc Liszt International Airport. The site allows for the construction of buildings ranging from 24,000 to 46,000 sqm, with a total development potential of over 200,000 sqm. Currently, 91,000 sqm of industrial space is available. On the site, we offer both BTS (built-to-suit) and BTO (built-to-own) solutions for our partners.

 

Our first building, MG1, a 46,000 sqm BigBox warehouse, was completed in September 2022, and after obtaining the occupancy permit, it was completely occupied within just two months. This building was the first in Hungary’s industrial real estate sector to achieve an Excellent level of BREEAM sustainability certification in the New Construction category. In the second phase, MG3 a 46,000 sqm building, received its occupancy permit in January 2023. This is the first warehouse in our portfolio to be built with the highest Outstanding BREEAM New Construction certification—also a first in Hungary.

 

In our warehouses, tenants can take complete control of the building by using our state-of-the-art mobile application, which connects to an intelligent building automation and monitoring system. Smart-ready outdoor lighting and environmentally-friendly transportation with electric golf carts and charging stations are available to support eco-friendly practices.

 

All future industrial buildings in the megapark will be designed exclusively according to the BREEAM New Construction Outstanding certification and EU Taxonomy requirements, and the park itself earned the Local Logistics Park title from the Ministry for National Economy of Hungary.

 

We also strongly emphasise supporting employees’ mental and emotional well-being in the buildings. Therefore, on every site, we plan to create a ParkCenter that offers office services and serves as a venue for community and recreational activities to promote relaxation.
