Aviation maintenance company Aeroplex Central Europe has signed a long-term lease for almost 8,000 sqm of warehouse and office space in Hall MG3 of the HelloParks Maglód Industrial Park on the eastern outskirts of Budapest.

The company will occupy space in the second phase of the project in the spring of 2024, where it will carry out such tasks as aircraft wheel and brake assembly, engine component repair, and composite structure repairs.

The financing for the development of the plant area is being provided in collaboration with HelloParks’ commercial banking partner.

The HelloParks warehouses completed this year and currently under construction are all built to meet the criteria of BREEAM New Construction ‘Outstanding’ rating and are EU Taxonomy aligned. In the MG3 warehouse, the company’s in-house mobile app provides tenants with data linked to an intelligent building automation and monitoring system. The app provides remote access to the rented areas’ technical data, monitors utility consumption and adjusts heating, ventilation and lighting settings. In addition, the offices in the building will be able to operate with zero primary energy consumption thanks to solar panels installed on the roof. The rainwater falling on the roof will be used to irrigate the green areas around the building. Smart-ready lights are to be used in the common areas, while electric car chargers will be available in the warehouse car park.

HelloParks, the industrial real estate development subsidiary of Futureal Group, has so far developed a total of 264,000 sqm of industrial space in three locations around Budapest: in Fót, Maglód and Páty. This year, the company has started construction on a fourth site, a 60,000 sqm warehouse in Alsónémedi on the southern edge of the capital, which is due to be completed in H1 2024. Also under construction is a 42,000 sqm industrial facility in Páty, west of the city, which is also expected to be ready for occupation in the first half of next year.
