The Futureal Group industrial property developer said ongoing negotiations could bring its total leased space to 500,000 sqm by year-end, with two new facilities under construction to meet demand.
The company’s leasing activity approached 60,000 sqm in the first half before transactions completed over the summer pushed new leases beyond 100,000 sqm. HelloParks said the results put it on course for one of its strongest years, with a record within reach.
“This year’s results make one thing clear: occupier demand has remained exceptionally strong even as supply has increased, while decision-makers are becoming far more discerning,” said István Pozderka, co-founder and director of business development at HelloParks.
“Gone are the days when providing the right amount of space in the right location was enough. Today, our partners prioritize speed to market, modular flexibility, predictable operating costs and professional, efficient property management.”
The company is building the FT7 facility in Fót and PT6 in Páty. All four completed buildings at its Fót park are fully leased, providing a combined 164,000 sqm. Construction of FT7 began on a speculative basis.
In Páty, a single tenant has leased the entire PT5 facility, which offers more than 42,000 sqm, while work is underway on PT6.
The expansion comes as both leasing activity and competition increase across Hungary’s industrial and logistics property market. According to Cushman & Wakefield figures cited by HelloParks, market activity in the first half of 2026 was considerably higher than a year earlier, although speculative development has increased available supply.
Hungary’s modern industrial and logistics stock now exceeds 6.5 million sqm, with a vacancy rate of 13.2%. Almost 500,000 sqm is under construction, of which 54% has been preleased.
HelloParks said the aggregate figures conceal a widening gap in vacancy rates between modern, energy-efficient properties and older facilities with lower technical specifications. The company argues that energy efficiency, operating costs and the quality of property management are increasingly influencing tenants’ relocation and leasing decisions.
“Our expert team creates flexible yet predictable operating environments that give tenants a genuine competitive advantage over the long term,” Pozderka said.
“Feedback from our partners shows that companies choose our facilities because of our proactive approach, rapid response times and service-led mindset. By taking responsibility for the full complexity of property operations, we provide the stable platform our tenants need to focus on growing their businesses and optimizing their core activities.”
HelloParks said it incorporates tenants’ technical and operational requirements into the planning process, with its in-house property and facility management team supporting daily operations after handover.
Its services include on-site technical support, preventive maintenance, digital issue management and a transparent cost structure, intended to help tenants plan operating expenses and adapt their premises as their businesses develop.
