HelloParks, Futureal Group’s new industrial and logistics development wing, has acquired its first plot in Fót on Budapest’s northern outskirts for a speculative warehousing park development.

The 76 ha site, just off the junction of the M) and M3 motorways, will see the construction of a 45,000 sqm warehouse building in the first phase of the development of HelloParks Fót. This should be completed in Q3 2021. A total of 330,000 sqm of warehouse and industrial space could eventually be built on the site. Each ​​35,000–49,000 sqm building is to be designed to meet the requirements of BREEAM certification. The minimum leasable area for the first building is 3,200 sqm, but will be 1,000 sqm in the next phase, in order to meet smaller tenants’ expectations.

We are already seeing strong interest from prospective tenants, so given the high demand in the market and the scarcity of supply, we have decided to start developing our first facility in Fót on a speculative basis.”

The current investment value of the project is close to EUR 50 mln.
