HelloParks’ PT2 hall in Páty (Budapest West) has received its occupancy permit, propelling the company to become Hungary’s third-largest industrial real estate developer, with a total delivered area of around 310,000 sqm in under four years. The company’s largest tenant, Gebrüder Weiss, will soon move into the new, fully let 42,000 sqm building.

Located on the western outskirts of Budapest, near key highways, PT2 is a BigBox-type building in the HelloParks Páty megapark. Like the earlier 58,000 sqm PT1 building, PT2 meets the highest Outstanding rating in the New Construction category of the BREEAM sustainability standard. It also reduced embodied carbon by an additional 16% compared to PT1 and will be the company’s first building to operate solely with a heat pump system.

Gebrüder Weiss has signed a contract for 32,000 sqm of space in PT2. The HelloParks Páty industrial park was awarded Industrial Property Development of the Year at the Hungarian Portfolio Property Awards, and PT1 was named Europe’s Best Commercial and Industrial Property 2023 at the International Property Awards.

With the completion of PT2, HelloParks has solidified its position as Hungary’s third-largest industrial developer by portfolio size. Since its launch in 2020, the company has completed seven development projects, totaling 310,000 sqm, with 260,000 sqm already leased. All new constructions are built to meet the highest BREEAM standards and EU Taxonomy requirements, with over 85% of construction waste recycled. Solar panels will allow the buildings to operate with zero primary energy consumption, and rainwater will be used for irrigation.

HelloParks’ sustainability strategy, HelloZero, outlines a climate neutrality roadmap up to 2035. New developments will reduce embodied carbon by 25% from 2025 and by 50% from 2030. The company aims for net-zero operational carbon emissions by 2028 with 100% renewable energy supply.

As older facilities often fail to meet strict international certification standards, many companies are migrating to modern, sustainable industrial real estate to meet their goals. “Fewer and fewer companies can afford to operate in buildings that do not meet their objectives. The ESG-compatibility of buildings boosts their value as tenants increasingly seek this property type,” said Rudolf Nemes, CEO of HelloParks.

HelloParks is currently working on two large-scale developments: PT3 in Páty and AN1 in Alsónémedi, Hungary’s largest speculative industrial property. A total of 106,000 sqm have already been taken up by tenants in the three industrial properties due to be completed this year, including PT2. Major international companies, including dm (Drogerie Markt), DHL Supply Chain, TRANSDANUBIA, and Aeroplex, have chosen HelloParks for their logistics and operational needs.
