When HelloParks was founded in 2020, the pandemic and subsequent supply chain disruptions presented significant challenges to industrial property developers. Storage methods evolved, and demand shifted toward modern industrial facilities. Tenants sought environmentally friendly, high-efficiency warehouse buildings, according to the company.

HelloParks began developing industrial and logistics business parks in 2020 at three strategic locations around Budapest — in Fót (Budapest North), Maglód (Budapest Airport), and Páty (Budapest West). Following the preparatory work, the company delivered its first two warehouses in 2022 with a total area of 92,000 sqm, which reached 100% occupancy within just two months.

Construction advanced at a dynamic pace. By the end of 2023, the team had delivered four additional warehouses, covering approximately 174,000 sqm.

Also in 2023, HelloParks started building another warehouse in Alsónémedi (Budapest South), a fourth important commercial hub in the capital’s agglomeration. In 2024, the team completed two more warehouse facilities, totaling 102,000 sqm.

HelloParks’ warehouse developments continue in 2025: the FT3 in Budapest North and PT5 in Budapest West are expected to be completed this year, marking a significant milestone for the company, which will have developed more than half a million sqm of logistics and industrial space in five years.

 

Sustainable Warehouses, Global Companies Among Tenants

 

HelloParks leads in the development of sustainable industrial facilities in Hungary. Its MG1 warehouse became the first in the country to receive BREEAM Excellent certification in the New Construction category in 2022, and a year later, MG3, also located in Maglód, became the first to achieve the highest Outstanding level, only 3% of buildings worldwide meet the criteria for this rating.

HelloParks now develops all its warehouses exclusively according to these standards, and they consistently receive certifications. All of the company’s buildings have also obtained EU Taxonomy compliant, which is unique in the domestic market.

In recent years, BYD, DHL, dm-Drogerie Markt, Gebrüder Weiss, and Aeroplex have all chosen HelloParks. Institutional investors have also shown interest: in 2025, Erste Open-End Real Estate Investment Fund acquired HelloParks’ PT2 and PT3 buildings in Páty as part of the largest individual transaction ever in the Hungarian industrial real estate market.

 

Environmental Consciousness at Every Level of Operation

 

HelloParks also leads in meeting the requirements for climate neutrality, having developed a detailed climate neutrality roadmap up to 2035, which is unique in the country. In line with this, it has already reduced the embodied carbon of its warehouse facilities by a quarter, which are being completed this year.

From 2030, it will reduce it by half compared to its first similar buildings. These buildings have already exceeded regional standards, achieving values typical of Western European developments. This year, the company switched to 100% green energy use across its entire warehouse portfolio and has set a net-zero emissions target for its new buildings by 2028 in terms of operational carbon.

The company’s research and development, as well as sustainability, team has introduced numerous innovative solutions in the construction of its new buildings. These include plastic fibre industrial flooring, reduced-carbon-footprint concrete structures, and the use of reinforcing steel from 100% recycled sources.

Over the past five years, HelloParks has established a development model that simultaneously serves tenants’ efficiency needs and sustainability expectations. The company’s goal is not only to comply with regulations through its innovative solutions, but to raise the bar for the industry as a whole.
