World-leading cable manufacturer moving to Páty
Belden, a leading global provider of comprehensive connectivity solutions, has signed a lease for the entire HelloParks Páty PT5 facility. The American company is relocating its manufacturing operations from the Netherlands and Hungary to Páty. The 42,000-square-meter facility will serve as the company’s largest cable manufacturing plant in Europe.
Belden is relocating its Dutch manufacturing operations to Hungary, establishing its new European hub in the HelloParks Páty PT5 facility. The American company—a manufacturer of network infrastructure and connectivity solutions—signed a lease for the entire 42,000-square-meter building with the Hungarian-backed industrial real estate developer, with Cushman & Wakefield acting as advisor. The facility in Páty will be Belden’s largest European cable plant, with production expected to begin in early 2028.
The agreement covers more than 40,000 square meters of industrial and warehouse space, as well as 2,000 square meters of office space, making the company HelloParks’ largest tenant. By consolidating operations from the Netherlands and Hungary, the local unit will play a more prominent role in the company’s global production network.
“We are combining our Dutch and Hungarian capacities at the new production center in Páty. We sought a location with excellent attributes where both the building’s technical specifications and the lease structure could be tailored to our manufacturing processes and long-term plans. We prepared the project in close, constructive cooperation with the HelloParks team, and this consolidation enables us to achieve higher production volumes and greater operational efficiency.”
– Guilherme Hoppe, Vice President of Manufacturing for Belden EMEA.
Headquartered in St. Louis and boasting a history spanning over 120 years, Belden manufactures data transmission cables for industrial and enterprise network infrastructures and offers network and connectivity solutions to its customers. The company’s regional headquarters for Europe, the Middle East, and Africa is located in Venlo, the Netherlands, while its current presence in Hungary is maintained through the Budapest-based Duna-Kábel Kft.
“We are proud that Belden has chosen HelloParks as the site for such a significant European manufacturing hub. This agreement serves as important confirmation that, even for a large-scale, complex manufacturing facility, a lease arrangement can be a viable alternative to developing one’s own site. Success requires both a flexibly adaptable building and a developer-operator capable of taking long-term responsibility for operations. With PT5, we are able to provide both.”
– emphasized István Pozderka, Co-founder and Business Development Director at HelloParks.
The entire technical design of PT5 is being tailored to the specific requirements of cable manufacturing. A fresh-air supply system serving the entire building is being installed, the heating control system is being upgraded, and machine foundations required for the production equipment are being integrated into the industrial flooring. As part of the development, office and communal areas are also being created.
“During the negotiations, we broke down Belden’s manufacturing process into specific spatial and technical requirements. We involved construction and operations specialists early in the consultation phase, allowing us to prepare the lease terms and the technical specifications for the fit-out in parallel. This is particularly important for a facility of this scale that accommodates production, warehousing, and office functions alike.”
– said Bernadett Sallay, Senior Business Development Manager at HelloParks.
Developed on an 87-hectare site, HelloParks Páty is located in the western agglomeration of Budapest, directly adjacent to the M1 motorway. The PT5 warehouse hall, scheduled for handover in the first quarter of 2026, is the fourth building completed in the mega-park, which offers a total of 184,000 square meters of warehouse and industrial space to its partners. Tenants of the industrial park include other major international companies such as dm-Drogerie Markt, DHL, Gebrüder Weiss, and Transdanubia.
Like the other buildings in the megapark, PT5 was constructed to meet the highest—”Outstanding”—level of the BREEAM New Construction sustainability certification system and complies with EU Taxonomy requirements.
