HelloParks’ Fót logistics park has reached full occupancy across all four completed warehouse buildings, representing a total of 164,000 sqm, as leasing momentum continues in Hungary’s logistics property market.

The company said it secured almost 60,000 sqm of new lease agreements across its megaparks in the first half of 2026, reflecting continued demand for modern logistics developments that combine strategic locations with flexible operational support.

According to CBRE, tenant demand in Hungary’s industrial and logistics property market exceeded 1.1 million sqm in 2025, up more than 30% from the previous year.

At HelloParks Fót, also known as Budapest North, all four completed warehouse buildings are now fully occupied. The milestone was reached even though Phase 2 of the FT3 building only received its occupancy permit in May.

HelloParks said the result confirms continued demand for high-quality developments in strategic locations, particularly buildings capable of adapting quickly to tenants’ operational requirements.

“Today tenants are looking for far more than modern buildings in attractive locations. Equally important is a business environment that remains reliable, predictable and capable of adapting to changing operational needs over the long term. The favorable leasing trend extends across HelloParks’ wider Budapest portfolio.

At HelloParks Páty, or Budapest West, the PT5 building received its occupancy permit in February. In Maglód, at HelloParks Budapest Airport, construction of the MG4 warehouse is progressing, with around 30% of the building already pre-let.

Recent leasing transactions at Maglód also include logistics service provider Booklog, which has leased 3,500 sqm at the park.

At HelloParks Alsónémedi, or Budapest South, automotive components manufacturer Conexal has signed a lease for 20,000 sqm in the 60,000 sqm AN1 warehouse.

As a result, HelloParks’ largest industrial facility has already reached close to 50% occupancy.

The company said the structure of tenant demand is changing significantly. Occupiers increasingly require technical solutions tailored to their operations, including higher electrical capacity, temperature-controlled environments, specialized technologies and customized layouts.

Rapid delivery and predictable property management are also becoming increasingly important factors in leasing decisions.

HelloParks operates four megaparks around Budapest, each offering different location and technical advantages for industrial and logistics occupiers.

Fót has developed into a hub supporting major manufacturing and assembly operations in the region, while Páty provides access to European logistics corridors via the M1 motorway.

Maglód is positioned for time-sensitive logistics operations because of its proximity to Budapest Airport, while Alsónémedi offers large-scale development opportunities in Hungary’s largest industrial submarket for companies requiring extensive warehouse capacity.
